Sharjah has witnessed an unprecedented surge in its real estate market, with property transactions reaching AED44.3 billion during the first nine months of 2025. This marks a staggering 58.3% rise compared to the same period last year and already surpasses the total transaction value of 2024, which stood at AED40 billion.
The emirate’s property sector continues to show resilience and dynamism, driven by strategic urban development and investor-friendly policies. Between January and September, the total number of property deals rose to 80,320, up from 69,078 during the same period in 2024, reflecting growing confidence among both local and international investors. Mortgages also expanded, reaching AED10.7 billion, highlighting an increasing diversification in real estate financing.

Residential, commercial, and industrial zones all recorded strong activity. A total of 24,238 sales transactions—including sales, usufruct sales, and initial sale contracts—spanned 239 areas and covered more than 150 million square feet. Investors from 121 nationalities participated in Sharjah’s thriving market, underlining its reputation as a globally recognized investment destination.
Emirati citizens led the investment activity with AED21.1 billion across 28,561 properties, followed by foreign investors at AED13.1 billion across 6,116 properties. Arab nationals contributed AED7.5 billion across 5,855 properties, while GCC investors accounted for AED2.6 billion across 1,457 properties. Overall, 41,989 properties were traded during this period.
Sharjah’s real estate growth was also supported by the launch of 14 new projects across 11 strategic areas, including residential complexes, commercial towers, and industrial developments. These initiatives reflect the ongoing urban expansion and the emirate’s commitment to providing diverse investment opportunities for buyers and investors alike.
The record-breaking performance of Sharjah’s property market highlights the emirate’s stability and its position as a preferred hub for investment, offering both robust returns and long-term growth potential.
